Preparation:  Putting your home in the best possible condition and doing your best to keep it that way.

Pricing:  Price aggressively it is a buyers market now so be realistic about price.  Condition will effect price today more than usual.

Patience:  The market is much slower than it has been in some time.  Time is money, meaning that the quicker you need to sell the more aggressively you will have to price your home.
